# Using the Airbnb price adjustment tool

To support home hosts who don’t use property management software through the transition from the split-fee to the single-fee structure, we built a new tool that helps hosts easily make a one-time adjustment to the prices of all their active and inactive listings at once. The tool is available until the host transitions to the single-fee structure and for a limited time afterwards.

**Things to consider before using the tool:**

- We recommend hosts that are transitioning use the tool to adjust their prices and account for switching to the single-service fee before the deadline.
- Depending on when the tool is used, the host’s fee structure and/or prices can be adjusted:
  - Service fee structure change: Before transition to the single-fee structure, the tool provides the option for hosts to update their service fee structure. Once hosts use this tool, they won’t be able to revert back to the split-fee structure. Hosts should ensure they’re ready to transition to the single-fee structure before adjusting prices with the tool.
  - Price change: Irrespective of the time the host transitions to the single-fee structure, hosts can adjust their current prices (inclusive of additional fees like cleaning fee, extra guest fee, and other host-set fees).

- The tool will display a pricing view illustrating the one-time price adjustment to be applied for all active and inactive listings.
- After the host confirms the one-time price adjustment, all of the host’s current prices, including additional fees, for the next two years within their calendar will be adjusted.
- After the price adjustment, hosts can continue to adjust their pricing for each listing at any time through [Calendar](/content/hosting/calendar/index.html).

## How price and fee adjustments work

All prices (including custom price, custom promotion price, weekend price, and base price) and additional fees (e.g., pet fee, cleaning fee, etc.), excluding discounts, enabled through [Calendar](/content/hosting/calendar/index.html) will be automatically adjusted from the current price using an adjustment ratio. The adjustment ratio applied considers applicable taxes (such as [VAT](/content/help/article/436/index.html), [GST](/content/help/article/436/index.html), or other local taxes) depending on the laws of the jurisdiction involved.

If the host has turned [Smart Pricing](/content/help/article/1168/index.html) on, the tool will adjust Smart Prices, including the Smart Pricing minimum and maximum. If the host has already transitioned to the single-fee structure and Smart Pricing is being adjusted, the tool will only adjust the minimum and maximum and not the actual price (smart pricing already takes the single-fee structure into account).

During the adjustment, listing prices cannot be updated through the **Calendar**. Reservations booked before the adjustment are unaffected. If a host is using the pricing tool to change a listing’s price and/or fee structure, the changes will only be applied to reservations made after the adjustment has been completed. Pricing for reservations booked before the price adjustment will not be affected by any reservation changes, even if those changes occur after the adjustment.

After the adjusted prices are saved, the host will receive an email confirmation and further changes can be made to the prices for each listing within the **Calendar**. In the unlikely event that the one-time adjustment update cannot be completed, hosts will be notified by email. If hosts run into an issue with their price adjustment, they can [contact us](/content/help/contact_us/index.html) for assistance.

Once the **Calendar** is updated, actual bookings, earnings, and payouts will vary based on guest behavior and taxes.
